A party-wall chimney: whose problem is it, and where does it start?

  • A rowhouse stack on or beside the shared wall

Why it happens in New York: Downstate, party-wall stacks on brownstone and rowhouse blocks serve multiple flues and hide their faults in shared masonry. Brick faces flaking off, or mortar turning to sand?

Why it happens in New York: The temperature in New York crosses freezing roughly 96 times a year, and every crossing expands the water already soaked into brick and mortar by about nine percent. What fixes it, and what it costs

Repointing with a mortar matched to the original (raked to depth, refilled, cured above freezing) and recasting the crown where it has opened. Where faces have already spalled through, the affected courses are rebuilt with matched brick. Then, and only then, a vapor-permeable water repellent, because sealing water into a wet stack is worse than doing nothing.

When was the flue last actually looked at?
