A party-wall chimney: whose problem is it, and where does it start?
- A rowhouse stack on or beside the shared wall

Why it happens in New York: Downstate, party-wall stacks on brownstone and rowhouse blocks serve multiple flues and hide their faults in shared masonry. Upstate is snow country with some of the heaviest lake-effect totals in America. The state page can only say: which New York you are in decides everything.
What fixes it
Diagnosis starts with mapping what the stack actually serves: flues from two houses sharing one chimney is normal in rowhouse stock, and the answer surprises owners on both sides of the wall. The camera establishes whose flue does what and where the fault sits; the repair follows the finding, and so, fairly, does the bill.
Brick faces flaking off, or mortar turning to sand?

Why it happens in New York: The temperature in New York crosses freezing roughly 96 times a year, and every crossing expands the water already soaked into brick and mortar by about nine percent. It is that repetition, not any single cold night, that opens joints and takes the fired face off older brick. The one repair that makes this worse is repointing with modern high-strength cement: harder than the old brick, it forces the brick to take the movement instead, and the faces spall off around joints that still look perfect.
What fixes it
Repointing with a mortar matched to the original (raked to depth, refilled, cured above freezing) and recasting the crown where it has opened. Where faces have already spalled through, the affected courses are rebuilt with matched brick. Then, and only then, a vapor-permeable water repellent, because sealing water into a wet stack is worse than doing nothing.
When was the flue last actually looked at?

Why it happens in New York: New York's heating season is long, around 5,921 degree-days a year, which means real burn hours and creosote building faster than the national maintenance advice assumes. Stage one wipes off. Stage three is a hardened glaze that a brush slides over, and it is the deposit that actually feeds chimney fires.
What fixes it
Book the inspection every year and sweep when it says to. That is the order NFPA 211 sets, and on a flue in regular use the two land on the same visit anyway. Whatever it turns up gets shown to you. Brushable deposits come off in the standard visit; glazed stage-three creosote is a separate chemical or rotary job, quoted before anyone starts, never sprung on the invoice.
Scratching, chirping: something living in the chimney?
- Scratching or flapping sounds, strongest at dawn and dusk
- Debris, twigs or droppings appearing in the firebox
- No cap on the flue, or one that has visibly shifted
Why it happens in New York: An open flue is a den entrance, and the calendar decides the response. Chimney swifts are federally protected while nesting, so removal legally waits for fledging, usually late summer. Raccoons leave with persuasion and a one-way door; what never works is lighting a fire under any of them, which endangers the animal, the flue and the house in one move.
What fixes it
Humane removal on the right schedule, a full sweep afterwards (nests are tinder sitting in a chimney), and then the actual fix: a fitted stainless cap with mesh, which ends the whole cycle for a modest, one-time cost. It is the single highest-value part on the chimney.

How often should a chimney be swept in New York?
NFPA 211 sets the annual bar as an INSPECTION of every chimney regardless of use, with cleaning when the condition of the flue calls for it. In New York the freeze cycles make keeping that date worth it. A flue that goes into winter carrying creosote or an open joint gets the damage compounded by every freeze.
What does a chimney inspection cover in New York?
The full flue on camera, the crown, the flashing and the mortar joints. On New York's older housing stock the mortar itself is part of the inspection: pre-war brick needs a matched mix, and a repair quoted without checking that is a repair that can make things worse.
