Why it happens in Texas: Much of urban Texas sits on expansive clay that swells and shrinks with the rain, moving whole houses, and the chimney, tallest and stiffest, shows it first. A cracked or leaning Texas stack is as often a foundation story as a weather one, and telling those apart is the first job of any honest inspection here.
What fixes it
First, the honest diagnosis: weather damage and foundation movement crack chimneys differently, and the repair budget goes to very different places. We read the crack pattern, check plumb, and tell you which story this is. Masonry repair follows only once the cause is named: repointing a stack the soil is still moving is paying twice.
Rust streaks on a sided chimney, or a stain on the ceiling below it?

Why it happens in Texas: 66% of homes in Texas went up after 1980, and at that age a great many chimneys are wood-framed chases around factory fireplaces rather than masonry. The weak point is the chase cover: most were fitted flat in galvanised steel, so they hold standing water after every storm, rust through from the top, and then drain into the wood framing below, where the damage stays invisible until a ceiling shows it, often years in.
What fixes it
A replacement cover in stainless, sloped, with a drip edge and a properly sized collar. It is inexpensive against what it prevents, and the one genuinely permanent fix on this list. If water has already been getting into the framing, that is opened and dried before the new cover goes on; covering wet wood just moves the problem indoors.
When was the flue last actually looked at?

Why it happens in Texas: Texas's burning season is shorter than the northern average, and that is exactly what makes creosote sneaky here: light use persuades people the flue can wait another year, but deposits do not expire over summer. They sit in the flue absorbing moisture, souring, and accumulating season over season until the first hot fire finds them.
What fixes it
Book the inspection every year and sweep when it says to. That is the order NFPA 211 sets, and on a flue in regular use the two land on the same visit anyway. Whatever it turns up gets shown to you. Brushable deposits come off in the standard visit; glazed stage-three creosote is a separate chemical or rotary job, quoted before anyone starts, never sprung on the invoice.
Scratching, chirping: something living in the chimney?
- Scratching or flapping sounds, strongest at dawn and dusk
- Debris, twigs or droppings appearing in the firebox
- No cap on the flue, or one that has visibly shifted
Why it happens in Texas: An open flue is a den entrance, and the calendar decides the response. Chimney swifts are federally protected while nesting, so removal legally waits for fledging, usually late summer. Raccoons leave with persuasion and a one-way door; what never works is lighting a fire under any of them, which endangers the animal, the flue and the house in one move.
What fixes it
Humane removal on the right schedule, a full sweep afterwards (nests are tinder sitting in a chimney), and then the actual fix: a fitted stainless cap with mesh, which ends the whole cycle for a modest, one-time cost. It is the single highest-value part on the chimney.
