There is no masonry to repair on these: the failure points are the chase cover, the flashing where the chase meets the roof, and the siding. Almost all of them were fitted with a flat galvanised cover that holds water. It rusts through in ten to fifteen years, and because the water then drains inside the framing, the first symptom is usually a stain on a ceiling one floor down rather than anything visible up top. A sloped stainless replacement is inexpensive and it prevents the expensive version of this problem.

Is my chimney damage from freeze-thaw?

What is a chase cover and why does it keep coming up?

It is the sheet-metal lid on top of a wood-framed chimney chase: the equivalent of a crown on a masonry stack, and the most common failure point on Nashville's newer housing. Most were fitted flat in galvanised steel, which means they hold standing water after every storm, rust through from the top, and then drain straight into the framing below. Because that water is inside the structure, nothing shows until a stain appears on a ceiling downstairs, by which time the framing has been wet for a long time. A sloped stainless replacement solves it permanently and costs a fraction of the damage it prevents.

There's a stain on my ceiling. Is it the roof or the chimney?

You cannot tell from the stain, and that is the honest answer rather than a hedge. Should I have my chimney waterproofed?

Often yes, but almost never straight away, and the timing is the part contractors skip. A masonry sealer has to be vapor-permeable so the wall can still breathe, and it should only go on masonry that is sound and genuinely dry. In Middle Tennessee's humidity, a stack that took on water during the spring storms can still be holding it well into summer. Sealing it then traps the moisture inside, and that is worse than doing nothing. We routinely tell people to wait, which costs us the booking and saves them the wall. Can a factory-built chimney be repaired at all?

Parts of it, yes, and it is important to know which parts. The chase cover, the flashing, the siding and the flue termination are all replaceable and are ordinary work. Inside the unit, refractory panels are listed replacement parts and swapping them is a legitimate repair while the manufacturer still supplies them. What cannot be done is patching a factory firebox with mortar or refractory cement: that voids the unit's listing, which is precisely what an insurer examines after a fire. If the panels are no longer available or the metal has failed, replacement is the honest answer.
