How much does chimney repair cost?
From $200 to $12,000, and which repair you need decides all of it. The damage that drives the price is inside the flue.

Chimney repair cost has no single answer because the phrase covers six different jobs at two orders of magnitude apart. Resealing flashing or pointing a small area of joints is a few hundred dollars. Recasting a crown or relining a flue is into the thousands because those are structural. A rebuild is more again. Nobody can narrow that from a description, because the damage that drives the number usually sits inside the flue where nothing is visible — which is why an honest quote starts with a camera and a suspicious one does not.

Every figure here is a band, because a single number for work nobody has looked at yet would be a guess dressed up as a quote.

What actually decides the number
Which repair it actually is
The single biggest factor and the reason a phone quote is worthless. A cracked crown and a cracked liner sound identical in a description and are ten times apart.
Whether it is above or below the roofline
Everything above the roof needs safe access and often scaffolding. That is a fixed cost added before any repair work starts.
The age of the brick
Pre-war brick is soft and needs a lime mortar that costs more and cures slower. Pointing it in modern Portland is cheaper and does damage, so a low quote here is a warning.
How long the water has been getting in
A leak caught in a season is a seal. The same leak after five winters has taken the joints, then the brick, then the liner — and the price follows in that order.
Season
Masonry needs roughly 40°F to cure. In a northern winter that is what limits this work, not crew availability, and emergency winter work costs more for good reason.

Quotes to walk away from
- A firm price for flue work given before a camera has been down it.
- A rebuild recommended without footage you can keep and show someone else.
- Portland cement offered on a pre-war chimney. It is harder than the brick and speeds up the damage.
- Masonry work quoted for a hard freeze without a heated enclosure. Mortar that freezes before it sets never reaches strength.
- Sealant or waterproofing offered as the fix for spalling brick rather than after the repair.

Common questions
Why is chimney repair cost so hard to quote?
Because six different jobs share the name and they span two orders of magnitude. Sealing flashing is a day; relining a flue is a full-height component plus two days of skilled work. The variable that decides which you need — the liner — is invisible from the ground and from the room. So the honest sequence is scan, then quote, and anyone reversing it is either padding for the worst case or planning to revise on the day.
What is the most common chimney repair and what does it cost?
Flashing, by a distance — the roof-to-chimney joint is the most common water entry point on any chimney, and $300 to $1,000 covers resealing or replacing it. What pushes it up is finding roofing tar from an earlier attempt, which has to be cut off before anything proper can be done. A tarred chimney is a more expensive repair than one nobody touched.
Is chimney repair cost covered by insurance?
Sudden damage usually is: a storm lifting flashing, a lightning strike, an impact, a chimney fire. Gradual deterioration from years of weather generally is not, because insurers treat that as maintenance. The determining factor in practice is documentation — dated photographs and written findings are what an adjuster works from, which is a good reason to have any repair written up even when it is straightforward.
Can I reduce chimney repair cost by waiting?
Water damage is the one that will not wait, and waiting is what turns a cheap repair into an expensive one. Every freeze-thaw cycle drives moisture deeper into cracked masonry and expands it, so a crack that costs a few hundred to seal in September can be a rebuild by March. The exception is scheduling: booking non-urgent masonry for spring rather than an emergency in January genuinely costs less.
How do I know if a chimney repair quote is fair?
Three checks. Was a camera down the flue before the number was written — if not, the number is a guess. Does the quote say what is excluded, not just what is included, since that is where surprises live. And on pre-war brick, does it specify lime mortar. A quote that is cheaper because it plans to point soft brick in Portland cement is not a saving, it is damage you pay for twice.
